Jade Scape Singapore is the former Shunfu Ville HUDC, which was being bought over by Qingjian Realty via a collective sale. The collective sale of Shunfu ville was finally given the green light by the high court in May 2017. The sale price of this development is $638 million, and was already sold in May 2016, but because there were some disputes from a few of the owners, the case was brought to high court, resulting in a yearlong contest with the developer. The site area of this plot of land is 408,927 sqft, with a plot ratio of 2.8, and it is left with about 70 years of lease. Besides paying for the sale price, the developer has to fork out another $123 million and $94 million to intensify the use of the land and to top up the lease of the plot to 99 years.
The total gross floor area that the developer can derive from this plot is about 1.145 million sqft. The site will yield 1,206 units with 7 blocks of 21 to 23 storeys towers. Even with the land size that big, much like Affinity At Serangoon and Riverfront Residences where both lands are huge and were bought via collective sale of old HUDC development, Jade Scape condo won’t be having strata landed houses which the two development mentioned above are having. It has been estimated that the breakeven price is $1250 psf, and the Jade Scape condo psf is about $1700 psf averagely when it starts selling in the 2nd half of 2018.
